After watching a video of David Greene speaking about write offs and tax benefits I realize I need an accountant.

Start marketing the unit, even if there are no showings, can be the difference between having to depreciate the cost versus being able to write off the full expense the year incurred.  

:-) Its research......IF you have a Corporation you can have your (mandatory) annual meeting anywhere in the world and write it all off.....

Reads like you do some writing in your spare time.

I do not have time to refer to all my write ups at the moment. 

You want all communications to be 'in writing' where you only forward the communications to your attorney and you want to eliminate all arguments.

Correct me if I'm wrong @Luke Carl, but I think when you're managing a business of that size you don't really have time to write in-depth forum posts on BP.

And if you don't know it at the time you write the PA then make it part of the inspection contingency.
