They forecast 75% of the estimated rental income of the other units to your debt to income ratio.Roughly, for every 1,500 in rent you get from the other units on the property, it increases someone’s buying power 100K in loan amount.

Still no economy to support the increase in home prices, so needless to say we got hit pretty hard in the Crash...Other drawback to the area since there is a shortage of Economy up here, would be the Commute time up and down the Cajon Pass, 4000' elevation climb in just a few miles, " the Pass" has been know to ruin a brand new car before you are even done paying it off, so figure in a new car payment if you are thinking about commuting to work from here...

Not knocking wholesaling…I just think it’s a hit or miss thing and for me and my market I don’t find it reliable enough to scale the way I’d like or worth the additional exposure/risk it brings.Luckily, we have good deals on the mls here.I appreciate the suggestion and I’ll keep watching the deals come through!!

So, using my seed money for more properties is better than using it for one property, and perhaps, using a little bit to start with one property to gain experience learn and then increase from there is a better way to go.
