My mentor always reminds me that real estate agent work is done on evenings and weekends.

Hope everyone is doing well and had a great holiday weekend! 

We have a trusted realtor we have used multiple times now, and below are a few things we did to accomplish our goal-Asked our realtor to setup email notification for houses on the MLS that fit our criteria, like price, bed/bath, and area in town-Scanned Realtor.com, Zillow, and Craigslist regularly-Went driving on weekends and evenings after work to look at houses in the areas we were interested in, and then sent direct mail to the home owners-Called and visited websites of Banks to see if they had any foreclosures, as well as local property managersUnfortunately we did not think to look at home path.com, which I now kinda wish we had.

A side job on a weekend for cash always has interest, you already know what to except for a performance from your guys.  

You will know more about a market in one weekend of marketing than you will in one year of study. 

Some neighbor across the street, with upstairs tenants, would hold weekend parties and card games taking up all the spaces.

While waiting for the 3rd Party Financing Addendum to be signed over the Memorial Day weekend I received 3 more offers. 

Going to the first real estate showing of my hopefully long investing career this weekend.
