As @Jewel B. mentioned winter is not the best time to list given holidays and the cold weather.

This is not just a battle that the big multifamily owners here in LA will have to fight - if anything, those folks are better poised to weather the storm.

If your goal is to acquire another property while renting out one and living in the other, rather than moving out of your existing home perhaps just buying a small investment property to rent is the path of least resistance.

The weather is normally quite nice as well.

In the bathroom shower with pink tile, we found they used regular drywall (not moisture resistant) and there was no insulation on the outside wall where the window is.

However, the buying pressure on the Portland market is certainly still very strong.People want to live here for the location and weather alone, I don't see that changing much.Portland is not what it once was ~5 years ago, and I think it is important to remember that the trend here in Portland (much like nationally) is to move a little further out of the city and into the surrounding suburbs.

My main concerns are hurricanes/ inclement weather, and the cost/ headache of repairs that come with seemingly inevitable natural disasters.

Another thing to think about is are those businesses able to weather the ups and downs of a market.

The properties are in a great school zone in an area that continues to draw in new tenants, has a diverse job market and enjoys great weather.

This comes in part from our favorable weather, granting our residents access to outdoor living all year round.
