However, based on some communications with my immigration lawyer the nature of fix and flips involves some degree of conducting business which would be a violation of my visa status (which allows me to only work for my current employer).So I am trying to come up with a plan to start the investments without breaching any immigration restrictions.

However, never accept the “free” title insurance (it’s not really free as their title co adds a bunch of junk fees to make up for it), pay for your own title insurance as the bank title policy is usually limited to “recorded liens” which may miss code violation fines, utitlities, etc and these are exempted from their policies.The auction terms should tell you if title insurance is offered.

The tenants' "Rental Agreements" are a 1.5 page document that states their name, family members, SS #'s, previous landlords, rent and deposit amount, that rent must be paid on time starting the day the contract is signed, that if they don't pay they need to evict themselves, that if they want to move they need to give 30 days notice, that if landlord wants them out they get an eviction letter, no loud parties and no pets (which has been violated).
