Curious how other landlords try to set up a way for emergency access to your properties.

Now, my MLS access allows me to find this information very easily (only properties in my area though), but this might not be helpful if you are not a member of that area's MLS.

There are many sites which I know of in which you can pay either a per list fee, or a subscription fee, to have access to motivated seller lists.My question is does anyone have any recommendations for ways to obtain these lists that may be more affordable?

I'd like a place that has good access to a variety of restaurants and is in close proximity to water.

Having a real estate license and MLS access helps as there are private notes that only realtors can see that can sometimes explain seller motivation or contain other notes about the property or seller situation.

Also, look into Green Bonds or Green loans if you are adding EV charging or solar etc. as Banks like to access that source of money if you're modernizing a building to be Energy efficient or leed compliant.

I'd recommend finding a creative loan broker in your area who might have access to different loan products other than traditional stuff.

Is it an access easement or a parking easement, or both?
