Well yes, our entire lives are contingent on "3rd party platforms" of one variety of another, from the time we wake up until we go to bed at night, and even through the night.City streets, stop lights, and the power company are third party platforms.

My buddy has done two older school buildings and fills them up.  

I contacted a title company to officially record the sale, but they are requiring 3 separate closings (and tons of extra fees) because there will be 3 liens/private mortgages recorded (one is the original mortgage that I want to reassign since the interest rate was very low; the second will be held by my son to my daughter for his portion of the equity in the home; and the third is the difference which will be between my daughter and my other LLC). 

My closing date is in two weeks and now I’m just trying to figure out what my best route is.

I got my start doing STR arbitrage and comparing the two, its definitely harder to make MTR arbitrage work.

The HOA that was there when I bought the house quickly changed to another HOA, and possibly a third HOA.

But here I am, trying to put a really strong offer in on a home and I’m not sure if I should go in with the mindset that it’s a 3b/2ba 1,895 sq ft or a 4b/2ba 2,055 sq ft… Seeing as I’m going to rent this one day, if I myself decide to get it assessed/permitted as square footage (which I don’t know how much of a pain it truly is), I ran some rent estimators online (RentCast.io) and the rental comp differences between those two scenarios is about $2,275/monthly vs. $2,600/monthly, which is huge!
