Many times these alternatives are advertised as simple and on paper they look great (and they could work under certain circumstances) but you can't gloss over these details or they'll crush you.I am a pretty vanilla investor, I have tried a few of the above options, and frankly had luck before but the key word is "LUCK".

Check and see if there is a model code in your locality.Having a report from code enforcement will help with the paper trail in court.I also encourage you to read through the Uniform Residential Landlord and Tenant Act (URLTA) of 1972.

That way I can schedule little problems at my convenience rather that getting the Friday night call that the toilet won't flush any more (and hasn't since Tuesday, true story).I don't trust my tenants to repair my properties.
