If they provide you one, I would still say I am getting my own.I would ask for full demographics of the area, including incomes, home prices, education levels, crime levels, etc.I would want to see full tenant application and any pertinent backup verifying income, employment history, landlord references, etc of the in-place tenant.I would want to talk to the property manager, if they are coming with the property.  

I also have W-2 income. 

We cleaned up the issues and problems, and maximized the income which increased my NOI.

The good thing about bieng in Florida is that the state does not have a state income tax. 

Lesson: don't do illegal things like rent out units that aren't up to code  - some people with paid off properties try to be cheap and do things like this or do under the table rent so they don't report rental income to the IRS.

Had my eyes set on a NH for a little while now and wanted to see if anyone had any advice/insight on claiming a 2nd home / STR property in NH as your primary residence in order to take advantage of NH not having state income tax.

Finding good income generating properties does open up some creative financing opportunities but it's good starting out to stick to a comfort range.

However, the nights they cancelled have already been completely filled by other guests, so I didn't really lose the opportunity to generate income.
