we eventually refied after only 9 months with a significant noi increase through fannie becoming cash on cash plus a sizeable non taxable event along with 5 years i/o at a very low rate which allows for a healthy cash flow

If they provide you one, I would still say I am getting my own.I would ask for full demographics of the area, including incomes, home prices, education levels, crime levels, etc.I would want to see full tenant application and any pertinent backup verifying income, employment history, landlord references, etc of the in-place tenant.I would want to talk to the property manager, if they are coming with the property.

Lesson: don't do illegal things like rent out units that aren't up to code  - some people with paid off properties try to be cheap and do things like this or do under the table rent so they don't report rental income to the IRS.
