If I were looking to make a career out of this, that would mean trading off quality time *today* for more sometime in the future (1 year?

I am an entrepeneur by heart but I just know that rentals cashflow do not leave enough at this point in my R.E. career to depend on it 100%.

I was pursuing a career in the film out there, but over the last 2-3 months I've become heavily interested in the real estate world.

In my property management career I have always followed the lease, and in the numerous gray areas that inevitably pop up I ask myself "What would a judge think of this?"

I'm a fellow HOUSTONIAN as well, actually out of the Energy Corridor.Initially I began my investing career looking into fix and flips, then shifted my attention to the Notes side of the business.

However, If there are any words of advice I can provide from my year and a half old real estate investing career they are these: FIND A MENTOR!!!!!!!

Long story long, I have an EXTREME PASSION for real estate and only a basic understanding of RE fundamentals, not much more though than the average investor.How does a guy like me develop a professional real estate career to learn/earn/and return like so many veterans on this site?
