A simple assignment of purchase form should work, look at all the assignment forms wholesalers use, available online.

Hi @Mark Scott,I personally just use an excel sheet because it is very simple and easy to use (and it is free). 

Otherwise, the only general advice I can give you is...Check for toilet paper before sitting down.

They might look good on paper, but rarely perform for the out of state, hands off investor.
