I am trying to just get started and am discouraged that I am trying to buy in the same market using the 70 percent rule whereas the hedge fund is buying 400 houses a month, paying above asking prices, and mostly sight unseen.

When I have to do this kind of treatment, I do multiple doses of enzymes over several days to let the enzymes penetrate the wood and eat the bad bacteria.

I'm talking about holes in the walls, missing kitchen cabinet, damaged wood floor, doors and windows, plumbing,electric unit, ect.
