Heres what i found so far Airdna.co to research the market and profitabilityResearch the competition in the area and see how you can niche your property (super family oriented, man cave, she shed, luxury, for entertaining, etc)Contact other local airbnb hosts to network and make contacts for service providers and get tips Look for at least a 3x return (try to get at least 3xs the mortgage payment monthly )Any other tips you have to add or thoughts on this??

I also recommend buying something as a STR only if it can carry it's weight as a LTR.

You could buy your own home and then convert a detached garage, large shed, barn, or build your own small dwelling on the property and rent that out.

If you're an uber-nerd like me, you need to pull the different data sets out for different metrics, and cross reference the data based on geographies...but that's a topic for another time, (and likely just for data nerds like me).In the end, we were able to pull various data sets that shed light on various areas.

I would look into a fiber/cement fascia product similar to James Hardie, this product is incredibly durable but also can be difficult to install due to its weight and fragility - it is very brittle and requires a special blade to cut.
