So you're buying a property in a "flat" market and you don't see the value of it being 30% more in the next 5 years than what you're paying for it today?

I assume you see the end goal as making your building more desirable so that you can ask for higher rents and/or have lower turnover?

Because of the layout of the existing walls, and the routing of existing plumbing, ducts & electric, I knew it would be a fairly simple and inexpensive operation (again--I only knew this because I visited the property)...after the work was done, it transformed the place from a negative cashflow property (that mostly only appealed to college kids) into a cashflow positive property that appeals to couples, couples with a child, well-off single people, and pairs of housemates.The "physical assessment" and the ability to see the potential of a property is a skill that can't be easily learned via books, youtube videos, etc.

If your rent is aligned with the market, I highly doubt your tenants will leave because they're going to see the reality.

Especially for SFR see the roommate ordinance:  with a single family home you literally have no control over the number of roomates the tenants choose to bring in,  all they have to do is claim an extremely overbroad "family" relation to bypass all screening and all occupancy limits.   

Inflation numbers still aren't great and the FED will likely raise interest rates another .75-1% so I don't see the current market trend immediately changing.

Use Google street view to see the vicinity.

If I see the roof will need to be replaced within the next 5-7 years, I have it replaced when I buy...because it's free to me. 

If phone try the computer.Some of those questions seem to be optional, at least for me.At least on the I can see the nightly price.Are they purposefully trying to make homeowners leave their platform?
