Also the policy of Biden era for being more pro-protectionist of semi/chip industry in US (by not selling it to the China) is actually very very bullish in the long run for bay area housing market and it would drive up price in where semi manufactured is located.

We had our kitchen cabinets painted in the house we live in and they are a manufactured wood product with a wood grain plastic-y kind of veneer.

Aside from the income that I miss out on if the property goes vacant, I've also found that rentlal units show better when furnished -- rooms look much smaller without a couch or bed in them for scale.

So I quoted the scaled-back Bloomberg estimate from their article ;) I believe parts of North Dakota were up 1XX% last year and didn't get included, so my gains are timid.. ;) But they're definitely up (double digits)!

And a large part of the competitive advantage (in my view) in small scale rentals is the management you can add (so you would be reliant on another for that and there could be agency costs)...It is that extra tenant service, faster response time, or cleaner rental that may give you the returns....What is your edge from a thousand miles away without much time to add?
