I am on the final chapter of reading The BRRRR Rental Property Investment Strategy Made Simple book. 

My wife and I continued to live in our rental property from April-June, one the tenants moved out we moved in.

Nearly all of my incoming vacation rental investors in Colorado have dual goals -- to have an investment property in Colorado and also to use it for personal use.

Is it rental or fix and flip project. 

We are on the long term rental side of things.  

The house is in Clementon NJ, which is not the best area for growth imo, but I think there is rental potential as some houses nearby are being rented as well.

I'm a realtor in Houston, TX but looking to expand my portfolio to include some rentals and possibly some flips.

I grew up in Memphis where I own 4 long-term rentals that are SFHs.

I'm interested in knowing what the 1) Townhome (TH) rental market AND 2) room rentals are like in Hyattsville, MD (20781) and College Park (20782), specifically: For TH and Individual rooms rentals:- The demographics of those who rent (e.g. students, starter families, commuters, etc.) and behaviors/preference.- Going rate for TH and individual rooms- Demand and saturation levels (how long does it take to rent), length of stay, etc.- Other market trends about the areas TH and individual room rentability - Frequency of renting versus selling in the areaI look forward to the insights you all share!

Hey Austin, totally can relate with you being from an expensive real estate market - I moved to Columbus a few years ago (from Portland, Oregon which was super expensive) to become a full time real estate investor, and ever since, I've completed quite a lot of BRRRRs, flips, and own a successful rental portfolio here in Columbus Ohio.
