There are real estate investment groups that meet regularly across the country if you need to find people to run deals by.And of course there are people who will give you free bad advice.

If you play the Cashflow 101 game on a regular basis, it may help.

Nice to have that "safety" for health insurance for example.

If you have a regular job and make more than $117K, you're not going to be paying the social security part on the rehabbing income anyway.
