Once again, horrible use of logic...I could give my son the middle name of "Spiderman" if I wanted...but that doesn't make him a superhero...Do I really need to explain that middle names are made up by the parents (generally) and are (generally) not reflective of the beliefs of child (or the adult the child becomes)?

I think this reflects the preference for cul-de-sacs and newer construction. 

Otherwise I have found that if I have good communication I have been able to demand good rent, improve the properties and maintain low vacanies.I bought two duplexes in 2010 with tenants in place and they are all still there with much improved properties and much improved rents that reflect that.

When I hear from a smart guy, I pause and reflect.

The answer to this takes years of experience and reflection, alas it cannot easily be "Googled".

Unfortunately if you have a triplex or duplex with one meter you have to bite the bullet, however your rental price should reflect gas and electric expenses(give yourself as much cushion as the market will allow for a utilities included unit).  

That's enough, I'm off my soapbox.If you want to update your model, I'd suggest doing daily gain/loss instead of monthly to more accurately reflect the timing issue that will come into play with this issue.

The listing "should" reflect that information.

That gives a more accurate reflection of the NOI you'll have to cover your debt service.
