I tried using turn-key guys to get into a dozen markets at the same time - it didn't work out well as I was entirely dependent on them for results and most were just marketing arms with no muscle or real intention of delivering what they had promised.

Shifting the cost of utilities to the tenant when you competition has utilities included may not help you much.If you competition does not include utilities, then raise the rent to compensate.

It was mentioned how I can survive and it is simply because I am lucky enough to be able to pay a low rent and because I was raised in a home where we had to be very frugal and I don't spend much on "experiences" or things that aren't necessities.
