I have an LLC (Single member self managed) I just started for general contracting/ renovations repairs for customers. 

I am losing about $250/month once considering CapEx/repairs/vacancy savings, prop manager. i have renters in there and house is in good shape but as we all know, something could go down at any time. loan is at 2.75%, so, I would lose that....which amatorizes quick.

Now, I've taken a quick business trip there for 1 day recently and I'm aware that the northern part of the city is not really "culturally mixed" if that's ok to say.. 

I was just trying to have something quick for figuring out cash flow for properties I was analyzing

Compared to NY, annual taxes are pocket change and appreciation is happening very quickly.

Because I am having trouble finding one and I see that so many  people seem to find one pretty quickly

@Hunter Eidmann rentals should rent quickly at market rent.

If it makes sense he can close quickly.

What a small world I didn't think I would find someone on the forums from Adelaide so quickly, especially someone who has made the move over at similar age!  

Does anyone have any suggestions on how I can quickly build my buyers list so I can start moving properties?
