We went to our local REIA meeting last week and met some good contacts pretty quickly.

The streamline, under $35k, was pretty simple. 

I do own some individual stocks have done pretty well, but for me the time spent researching individual companies isn't worth my time in my opinion.

I believe the prior posts are correct; however, to embellish I’m pretty certain that you are limited to a single FHA loan in your name at any time.  

It feels like that line is pretty blurred right now in a lot of areas unless you're getting off market deals.

I can also probably pretty easily quantify what your unskilled labor is worth :) and tell you that you are probably better off finding the next deal.It costs money to maintain licenses and so our costs for bringing more to the table are more.
