This park appealed to me because of its quality location, attractive demographics, and the fact that it is just so much harder to find parks these days with so much investor capital on the sidelines chasing the same product. 

You can become excellent at analyzing SFH in a matter of weeks if you're diligent.

Excellent terms $5,000 down 5% for 40 years.

Then I manually adjust their charge and move on.That is what we've been doing up to this point (using a couple excel calculations) but this is wildly un-scalable.

At the end of the day, you will need to pick 1-2 things and excel at them as opposed to trying to learn everything about the industry.

This means I need to buy products that have a good life span but are reasonably priced enough to make a profit.

Or sell it and invest in more syndications or other RE financial products.

So many things to look at.Put it in Excel if it's not already in that format.I usually start by sorting on FMV and deleting ones too high and too low.
