I've been investigating the idea of looking for off-market pre-foreclosure properties specifically, and I'm wondering if anyone has any tips or stories "from the trenches" regarding how to do this successfully and how to avoid any critical pitfalls.

You eventually get a sixth sense based on the booking details after a while the ones where you should 'investigate' the person a bit, which I usually do with a simple Facebook or Google search. 

Because if it does then there is a chance that the local state attorney's office could get wind of it and start a criminal investigation.

I would really investigate to see you can determine damage and then hold the Tenant accountable.

Also I have a few electric space heaters in the event of a heater breakdown that I can deliver to tenants until the HVAC system is repaired.Having done Fire/Arson investigation and inspection you'd be surprised some of the things people will do to try and heat interior living spaces either "cheaper" or to a higher temperature then their normal heat will provide, most of the times this ends in tragedy. 

In the past few months, they became unhappy with their electric bill and involved ConED to investigate our home.
