Always have low expectations that a short sale will close and be pleasantly surprised if they do.

When I researched and saw that an ADU can cost up to 6 figures I was shocked.

I was just shocked to see a sharp decrease in views when I have Superhost status, a high rating, always respond quickly, leave reviews, etc...

While I don’t think these properties will appreciate in value like the BP calculations say they will over the course of time, one never knows and in 15-20 years I may be pleasantly surprised at their appreciation.

I've had positive results all other tenants by being upfront and consistent with my requirements, and just presenting them as pleasantly as possible.   

There can also be renter shock if there are other renters/owners who do not keep up their property, play loud music, or pose as a problem in general causing renters to leave.I would run the numbers on the townhome versus a SFR or other multifamily options to see what the numbers look like with No HOA fee.
