Buy a 2 unit or single with adu, rent out the rooms out on airbnb to help pay for itself. im looking for physical real estate ownership non of this REITS stuff or partnering up deals or hard money lender bull. looking for a solid plan where i can come out with 5 to 7% cocr AFTER putting aside 10% PM,5% Vacancy, 10% for both capex and repairs.

Reading books, watching videos, and listening to Podcasts can all be very helpful, but I feel that jumping into real estate and physically putting yourself out there is definitely the most beneficial.Congrats on starting your journey and joining BP!

Do you want to invest in SFR, Multi, notes, etc.I would say first use this site to do a LOT of research to discover exactly what you think you want to invest in and where, then you will be able to ask better questions & get more specific ansers.Just my 2 cents.By the way, when you do buy a physical property the title company will do the search, unless you do something like a quit-claim deed, then it is buyer beware.

really as long as you keep them in mind and account for them then I think you should be okay... as far a physically putting it aside, I guess the 'by the book' way would be to put proceeds in an account by itself but really it can be as simple as just making sure you have enough in your bank account and personal finances to cover the costs.
