I got cold feet when I seen the condition of the place, but on the flip side that is where the opportunity lies. 

I have found that the Waianae coast offers some good values still, but most people shy away from that area, which in my opinion creates potential opportunity, but also risk.

Definitely value add opportunities in that area for single family and small multi family investments that hit at least the 1% rule.

You may want to look outside your state for better opportunities.

I am excited to network for the sake of RE relationships, opportunities and knowledge.

Also to an earlier point about taking some of Brandon advice with a grin of salt know he started buying at the deepest part of the last recession, which was probably the greatest buying opportunity in 75 years.So his advice may not be super applicable if you live in a expensive market that’s now very much a sellers market.
