There may be areas of the country where landlords might be willing to do that.

I know of a limited partnership here that invests in multifamily in the middle of the country, presently in about 10 states and they have a number of properties in and around Oklahoma City and really like that market.

No need to worry about being out bided by someone from another country.

Average, under 1500 ft, maybe $80 if I call in favors, big favors, maybe $75.I have no idea how 100 averages from all over the country might be relevant to a builder.

I disagree wholeheartedly that a handful of blended investments in a fund that is delivering 7-9% returns is a better risk-adjusted bet than holding an index fund of the best companies in the country that deliver a high return with less exposure to event risk.  

There are some parts of the country where solar might raise your value, other parts where it can signifgiantly decrease your value, and other parts where it has zero effect. 

Popular area, difficult to build density, wealthy and innovative part of the country.
