With some of the articles and video clips I am reading and seeing fortifies the very many paths that could be used.

Online forms for tenants, income and expense tracking, auto add late fees (or other charges you may have), rent collection, integration with other applications, ability to store documents, etc.   

If it's not your thing, definitely take advantage of the online material.
