@Damian HowardYou say you should have used a CPA... well you still can (although you won't find a good one able to do your return right now).If this is the way you want to go, file an extension and find a CPA after tax season is over.Remember- you need to still pay the required taxes by the due date along with your extension.

Someone familiar with the area and flood plain maps should be able to compare the maps and various online resources (google earth) and have a pretty good idea if it is in or out.

Of course someone may have painted a room in 1980 with paint bought in 1970, but it's a nice cutoff.I also remember a new EPA rule that went into effect in 2009 or 2010 that requires contractors and repairmen to do cumbersome lead checks on houses built before this date.

If there is a requirement from the title company that the buyer can’t satisfy by the closing date, then they may be ready and willing, but probably wouldn’t be considered able.
