you will find some good deals here in town just be patient.  

Once I find a rehabber or two who can patiently deal with a distressed seller effectively and not like he deals with his contractors, then I'll believe that wholesaling will become extinct.

Hi guys, I'm new to the BP. been to the sheriff auction in Dallas few times and bought couple of properties through the sheriff sale (the ones behind their taxes)I have seen some cases were won through civil court being sold through the sheriff and im kinda confused a bit in this regard.my questions are and hope to be patient with me:1-I have seen By Virtue of order of sale and By Virtue of writ of execution what is the difference between them if somebody wins at the auction?

@Ryan Daigle I agree that it is tough here to find deals that cash flow, but it can be done, and you have to be patient. 

Good luck in the process, it is fun, but just be patient and find something that works for you and allows you to live for free or close to it. 

I would also be patient about investing right now.

Just take action but be patient and aware of what you are doing.
