Of course I've skimmed over all of the micro-steps relating to the above but from a birds eye view, this is it.   

A journey of a thousand miles begins with a single step, I believe Real Estate investing is that step.

Unfortunately, I'm not in the New Jersey area, but I do commend you for taking a great first step in real estate investment...reaching out to experienced investors here on BiggerPockets.Also, I would encourage you to also join your local real estate investment club as well.In any case, I wish you all the best.

Sending out offers to owners is a proven method of having interested sellers contact YOU.

I've never used private or hard money lenders before but I think I need to take that step in order to move forward and grow my portfolio.

If you don't already have a QI on your team (and if you're asking BP about this maybe you don't have one yet) I would make that your very next step.

@Brian Kraft - I think the cap rate you purchase at is significantly just your method. 

You could knock on doors,  "drive for dollars" method to look for empiy houses or FSBO signs,  look at Craigslists ads, do mailings, check or use local papers, go to real estate websites, go to local real estate clubs, etc..
