You would have to trust that they will give a timely, transparent, fair, and accurate estimate or the rehab costs - and maybe their take on how long the rehab-to-sell or rehab-to-rent periods would be for that property so you can understand the holding costs.With this as just a sketch as to why wholesaling is a so-intensive, "feet on the ground" business, you might want to explore some other real estate investing process where "feet on the ground" are not so important.

(Had to make special arrangements for them to accept a cashiers check with escrow acct info on check and got deposit slip from bank officer after verifying account with escrow company, I almost backed out of deal and it would have affected two other contingencies).I have other questions in regarding the escrow process which I found unprofessional .

You will see this sometimes when there are known issues and the seller doesn't have the resources or the "mental strength" to deal with the process anymore.If you want to proceed further, make sure you speak to your lawyer about what's needed.
