If you're worried about credit then I'd assume you could ask an applicant to pull a credit report for you from credit karma for free as well and hopefully they won't doctor it too bad.

And they are preying on newer investors who just don't know what they don't know.. and that is doctors and nurses don't rent homes in the HOOD.. and that 40 and 50k Class D and C are not the way to your freedom number and your going to retire if they were that's all he would be doing he would not be selling them he would be keeping them all... its a money grab he is a Guru just with a different product.. same thing though whatever he is selling the end buyer is in for a rude awakening and I guess if that's his beleifs that these C and D s are solid easy to manage properties well then I guess that's his opinion..

Frequently i get people that had a long history of good credit, then they had a medical emergency that they couldn't pay of some sort that lands them in the 600-650 fico range...I can work with them if they have a stable job and rent history.

The school districts aren't great so I am concerned but he says he only rents to college and medical students and has had no problems.

I don't have first hand working with this but a few of my vendors do in the deep south were your basically working with the same credit income and stability issues.fico you can throw out the window.. some may have it most wont.key is job and get credit app and what they do is make sure they are paying their cell bills and utls on time any late pays on cell and utls is a red flag.. charge offs for medical you just don't even look at.as tough as this may sound.. this is a very difficult asset to run and manage as your finding out. your not going to retrain you just have to conform.. this is why section 8 is so huge there..
