The market for buyers on QCD is going to be smaller so you are limiting your market with a QCD but we buy/sell homes all the time via QCD just need to find the right parties.  

How fast or slow that is depends on your market and price. 

I know that California markets are so challenging to invest in for cash flow (which is what I am looking for as a new investor).

This could also mean making decisions that allow your business to operate independently from restrictive partnerships, heavy reliance on a single client, or dependence on specific market conditions.

Hey everyone, looking to network a bit in the PA market, mainly interested in small multi family in the York area.

The performance of your particular asset... real estate markets... lending markets... interest rates... general economy... 

I found this deal off market and found agreeable terms with the seller involving a midterm lease during renovation.

Market rents are above $2k, per door.

Maybe % of purchase price (though that would mean low estimates for killer deals, and higher estimates for hot market properties)?

My concern here is that depending on where your property is located, that might not be the market standard in that neighborhood.
