Me, for example, being transparent, I only have the ability to use a hard money or private lender, but that is about as deep as I can go with my ability to buy right now until I can get my credit score up enough to get qualified for conventional funding too, if that's what I choose to do.

If they are 100% occupancy then are they keeping the rents artificially low... again, what good are lower fees if you are losing money on rents.

Yes there are some groups you can join that may be low cost and its not one person who is leading the pack of chickens with their heads cut off - but what this shows is you do not need to spend $10,000 or $20,000 + when there is so much free information out there.
