Account Closed Tenant no responding to rental raise

I think referring to Account Closed's method of communication with her tenant as "texting buddies" is rude, condescending and out of touch.If that is the normal method of communication with this tenant, in my state it is legal, proper, and efficient to communicate notices by text and in my view there is nothing "unprofessional" about texting per se; communication by any method might be 'professional' or 'unprofessional' based on the content.

The one side of the house w 3 bedrooms is already ADA compliant with wide hall and doors to include community ada bath.In the next year or so, I'd like to rent out to assisted living company or the like.Any advice is greatly appreciate and anyone interested, pls let me know.Thx!

I declined and suggested they move forward with the bid they felt most comfortable with at their own expense but they then seemed to threaten legal action in a veiled manner citing their understanding of Minnesota state law which they feel puts the duty for pest removal on the landlord.

Only thing I would add is that there are certainly investor friendly T/E companies that have worked with wholesalers before and I would look to use them if it were my first transaction as they can be really helpful in walking you through it once you actually have a deal in place.
