The struggle here was financing the purchase through the llc because of the way the llc we've been filing with losses and had to adjust certain things last minute to make the funding work.

If they continue to occupy after the lease expiration in most jurisdictions they are a tenant holding over and you can impose rent at 150% of what it was in the last month of their lease.

We had a fire/landlord policy with Norfolk and Dedham insurance, however after my last tenant and last property manager allowed my property to get into a state of severe disrepair, including water damage from a dishwasher/septic backup, which was never remediated, my insurer dropped me from coverage as a "bad risk" (we had made a claim for the water damage by the tenant).

Last year I looked at 7 properties that had solar. 5 of them were “Unbuyable” at the same price as non-solar homes. 1 was a wash and 1 was paid off and it sold for about 1% more than non-solar homes.
