They apparently have all kinds of electrical things, lights, fixtures, plumbing connections, fasteners...like anything they can get their hands on cheap and in bulk through like amazon returns, or auction sites/locations locally they are doing it.

Yes, it's always nice if the landlord includes nice fixtures like a back patio but the risk of something breaking is very high.If you want to do something, I would put turf down or include some string lights to hang around the perimeter.

If its a ground level standalone home with landscaping needs, don't have a great recommendation currently, still working through some of those myself, most of our units are condo's at top floors, so its not needed 99% of the time.

@Julie Sisnroy As an out of state investor, I might direct you towards the following areas where I find the most aggressive #s: Rome, Dalton, Athens, and Cleveland, GA. w/the changing landscape of work amidst COVID, I think we will see these secondary markets pulling more young people out of ATL to live cheaper and more outdoorsy lifestyles.

Unless your apartment is light years better in terms of condition as compared to any others available, why wouldn't I just rent from the landlord down the street who is only requiring 2 months upfront?
