I will pass.( the LARGER the risk/ loan/cash/ time… the LARGER I require in likely return.)b) RENTAL …same INITIAL investment… at the end… property value ( ARV)..MUST be great enough to1) refi… 2) All cash out is back.. 3) Cash flows positive enough to build ( any situation) 6 month cash backup.4) Property MUST have enough equity so that if I needed to sell TODAY… I won’t lose cash.The above requirements “ appear” to be unrealistic ( todays market) … ONLY becausea) non mature / non savvy “ investors are climbing over each other to out bid on over priced “RETAIL” properties being marketed as “ wholesale deals”b) the Gurus and Real Estate Investor Associations are NOT doing their NUMBER ONE JOB… which SHOULD be…To..”

My friend did this and it ended up working out really nice and you basically have a new house but it’s a “renovation” and they didn’t have to put solar and pay certain fees etc.ADU is also very popular right now and seems easy to get the permits, but if it were me I would think long term about the property value if I intended to sell at some point.

its incremental depending on your renters our area is more concred with leed 140 compliance in buildings so i dont buy anything older than 1985 without a budget to convert the property. currently we have 100% occupancy in a high income area so having these amenities is critial for new buildings without enough Power for in Garage Car charging people with jobs and new Teslas wont rent. https://www.globest.com/2021/0...
