The highest returns I seem to see on short term investments are investing in other peoples flips.

Real estate is a long game, and getting a good asking price when the demand isn't as competitive because most people have similar thoughts to yours - might be worthwhile to take on the investment.

Very few people have strong mind to guide people at initial juncture.The other plan is to develop the property in to Outdoor Paint Ball Arcade ??

UC is in very high demand so vacancy is basically 0, it isn't really a "party school" unlike somewhere like UCLA (weird example I know) so you won't have to deal with those issues as much, depending on how many people live there, who you rent it to (frat/party kids, etc).

In my research when I initially wondered the same questions about whether I should my properties in one or not (or in several), I came up with the conclusion that it's not the 100% asset protection most people think it is in a lot of cases.

That's why I always tell people out of state who want to invest in Milwaukee a remote BRRRR is a lot harder than you think! 

There is nothing wrong with that, but I think many people don't fully understand their reasoning for doing it.
