Thanks for the responses.Since posting, I've researched this topic further on the internet and referred to Warda.Conclusion:  Since it is a trust based upon common law and not specifically excluded under RCW it must be legal in this state by implication, provided the trust is formed in accordance with trust law.Observations:  The information provided in the link above, states '... a "Land Trust" is not an entity that can legally hold title to real property.' 

Im not looking to wholesale per say but so far my internet marketing has turned up more buyers than sellers.

The internet marketing aspect of the business is absolutely huge.  

Anyway I need guidance besides what I have read in books and on the internet and am looking for a Mentor in the business.So what I am asking is how do I find a mentor in investing and wholesaling who would be willing to guide me locally?  

After a month of searching the internet and reading RichDad PoorDad an countless other ebooks, I still lack education and what better place to gain knowledge than Bigger Pockets.

I don't want to just pick a name from an internet search.

I would enter the property and see if his belongings are still there.Might be worth checking with power, cable TV and internet providers. 

My wife works out of the house so we figured we could easily just flip flop between our house in the Bay Area and the Tahoe place as long as she has an internet connection so she can still work.I've also given the thought of just renting a place when we want one (like we have always done) vs buying a place.
