In fact, I will go one step further and go against the grain of this post by saying that the argument that one market is better than another is a nonsensical one ... some are better for some things and worse for others, and a skilled local REI operator will know what these better and worse things are and tailor an investment strategy optimized for those conditions ...

It is on a very busy road 200 yards from Walgreen's, CVS pharmacy, Food Lion, a Planetarium, etc.The 2016 tax value for the land and building is $355,320. it is 2000 sq. ft. total. 

If there is a particular food specialty  in your area, highlight it in photo and description.

If you have one SFR you could easily obliterate your cash-flow with a plane ticket, hotel, rental car, food, gas, etc.

Although I would take most stuff in a local paper with a grain of salt, I think it's something to consider.

I'm not saying one is better than the other but food for thought here based on some comments/questions: For those asking why not just do a $1M liability policy rather than the LLC, keep in mind that insurance companies have many, many, many, many, (ok, you get the point) exclusions and weasel clauses to get out of paying a claim.
