Better to know while under construction then during inspection by a prospective buyer or after a tenant moves in if a fix and hold.- crap happens.

How much sweat equity should I give to the contractor who helps me fix the property and manage the entire work from project management to actual labor?

Also, if the seller feels like they "won" getting the 310k, if something shows up to be an issue they'll probably be much more willing to fix it.
