It has two...an oil monitor (with new filters) and the wood stove (common in the area) She refuses to use the wood stove and says she cant afford to buy oil.I served a 30 day notice which was she claims is invalid as it wasnt signed by me...but for me.

I perform periodic inspections(2-3 per year), as well as performing basic maintenance(suck out dryer vents, change out leaky faucets, replace air filters), which gives me good insight as to how the property is being cared for.

Then you meet them at the property, hand them the key and give expectations such as when and how to replace air filters, properly use the thermostat including making sure the fan is on 'auto' and never 'on', where the trash/recycling cans are kept and when to put them at the curb, etc.
