Is it possible to manage a property from a long distance?

Was screwed over by1 manager and then by an investor, who I'd known for a long time and who I had asked for help and who tried to run out my tenants, so that he could make a low-ball offer on my properties.My properties are in a low-income neighborhood in Atlanta and most PM won't work in that area.

Software for Buy and Hold Analysis over the LONG haul?

The problem I see with sophisticated software for analyzing long-term rentals is that the complexity of the software is going to far outweigh the accuracy of the inputs.For example, being able to model the impact of inflation in rents and material costs is a fun exercise (for some of us :), but realistically, you're going to have to guess what actual inflation will be and if you're guess isn't accurate (which it won't be), your results will be meaningless -- and the longer out you project, the more meaningless the projections become!

That was very helpful.This home is right down the street from where I live and I was hoping that the numbers would be good because it would be easy to watch my first investment.I will continue looking for investment properties but this exercise has definitely helped and hopefully the next one I bring will be better.Thanks ALL
