It doesn’t theoretically do the seller justice with limited exposure.  

You sound like you are not just looking for a place to put excess cash to work, you really want to be an investor. 

It took a good year of bookings, exposure, and 5 star reviews to get good traction. 

The bottom line is that if an opportunity is a good deal and properly structured, it will be a good investment to make either in an IRA where there is tax exposure from UDFI or in a Solo 401(k) exempted from UDFI.

I do understand that there is some growing pains to be expected with any new tenant, however, 13 service requests in 6 weeks seems to be a bit excessive.

@Troy Albers - as said above I have a few projects going on, I'd like to buy material in bulk and have some excess for future repairs/purchases.

Always it was the excessively powerful interest such as government and over size corporations (nearly the same thing in my book) getting us in a recession .

One of my clients is purchasing a triplex property in a beach town (across the street from beach) that has confirmed/vetted AirBnb bookings in excess of $100k YTD. 

Anything over 6k for a new roof seems excessive.
