I post this as more of an encouragement to anyone who is meeting the resistance and is up against the wall, you are not alone. 

I'd encourage you to at least attempt a negotiation.

This would mean less forced appreciation, and an assessment value closer to the ARV than when you do a BRRRR on an older house.But to me, this delta based on real estate taxes, multiplied across multiple properties, seems meaningful.

I would encourage you to right down you plan and goals.

It provides very little financial support and, unfortunately, encourages many to ignore funding a retirement, thus creating social insecurity.

Either this is business or it's not.Surely yours isn't the only duplex in town he could develop an attachment for...I recommend you encourage him to live somewhere (anywhere) else.

The best bet might be to ride it out and not renew, or encourage them to find someone else to replace them on their Lease if they don't like how you operate. 

Very Good Points: Even though I have a meaningful amount of assets, l have ample insurance with very good carriers, seasoned professional management and low risk profile activities so no LLCs in my world.
