If you want to compound money overtime, I think the classic BRRRR that everyone talks about so much on these forums, will accomplish that if you buy right, and understand each step in the process and what has to happen for you to hit the numbers you are looking for.I personally think the auction idea would be a nice option, you having a high risk tolerance and all.

Simple things like larger trash can options or having a pool or lawn (constantly need to be refilled / watered) can greatly affect those numbers.Electric can vary widely too based on AC age, efficiency of house (wood vs. stucco), and living habits of the tenants.

@Yuvaraj Vimawala I blow a foot or more of insulation in the attics of all properties to hit r38 or higher....lower bills for tenants and hvac system savers, I believe.
