Those are easy appliances to incur maintenance issues on.  

Any advice on how to better source properties so that I can help the team grow their flip business?

Rather than taking out some boot from your sale to pay off debt, you could take a detailed look at your financing math after buying a new property and then strategically refinance to replace expensive debt with cheaper debt, but this is not very easy in today's rate environment. 

Where have you had luck finding reliable ones that can support your business?

I am no where near a credited investor yet, but I understand the in's and out's of property management, business deals, transactions, and core understanding of how to find the right deals.

The automatic emails or text messages are free and easy to set up and I think it's a good practice to let them know that I will be following up on this and will evict you over it without flat-out saying it.

I've been in real estate development a long time, and most of the folks I know doing it either grew up in the business, or most of them know it from working for a larger builder, i.e. as a project manager, forward planner, acquisitions, and eventually went out on their own. 

I have been in Business for 2 years and I am doing wholesaling 1 deal a month consistently I have an American Cold caller who calls 20 hours a week for me and I call myself for about 10-15 hours a week.

I am an Associate Broker and I have been approached by my Broker which owns the independent Brokerage in purchasing the business.
