Married couples who divorce can more easily have a judge order who is responsible for what debt, who retains interest in each asset, etc., and a spouse is usually protected with property titled as tenants by the entirety or JTWROS, where if it's a partnership w/ tenants in common, a break-up could mean your ex-partner sells their share to their brother or stranger or forces a sale to get their money back out.

And in the end I said it would be fine with me if I lose the deal, but I cannot use him to represent me., and hung up.So, anyway, the end of story is that I think he is totally unprofessional, and based on his attitude to me, I don't think he represented the seller's best interest at all.

In the long run, you want stability and if you are not losing money, and it's all good, then keep the peace because if the time comes when you have to have an exit strategy of flipping the property...it's going to look real good to an investor that you've had no high turn overs, maintained market rent and still have the same tenant in place, to that possible cash buyer investor looking to have turn key rental property.
